    Load the portfolio

    Add each property and its units by hand, or import a CSV of unit numbers, floor plans and bedrooms from your property software.

    Open a turn at move-out

    Pick the unit, set the move-out date and a target ready date, and add the tasks it needs: paint, clean, carpet or flooring, repair, appliance, pest.

    Hand each task to someone

    Assign your own crew or an outside vendor, with a due date and an estimated cost. Vendors on Pro see the job in their own login.

    Mark it rent-ready

    When the last task is done, move the card to rent-ready. The ready date is recorded and the days vacant land in the turn report.

Is TurnBoard a make ready board template I can start from?

It's the board itself, not a template. Instead of copying a make ready board template into Excel each month, you add units once and open a turn when someone moves out. The four columns (vacant, in progress, final walk, rent-ready) are already set up, and each card shows days vacant and the target ready date.

What does the apartment make ready checklist include?

Each turn holds its own tasks in seven categories: paint, clean, carpet or flooring, repair, appliance, pest and other. Every task has a status, a due date, an optional vendor and estimated cost, and a running thread of notes. A unit can't be marked rent-ready while any task is still open.

How do vendor logins work?

On Pro and Portfolio, you invite a vendor's email and link it to their company. They sign in and see only the tasks assigned to that company, with the unit number, address and due date, and set each job to scheduled, in progress, done or blocked. They never see other vendors, rents, or the rest of your board.

Can my maintenance supervisor run turns without seeing every property?

Yes. A site lead is assigned to specific properties. They see and run turns, tasks and units only there, and can't delete properties, change vendors or touch billing.

Does it replace Yardi, AppFolio or Buildium?

No. TurnBoard doesn't do leasing, rent or accounting. It's the make ready board for the gap between a move-out and the next move-in, for owners who don't use a suite's turn module or can't give outside vendors a limited login in it.

What is the unit turnover process in TurnBoard?

Move-out opens a turn. Tasks get added and assigned. The card moves from vacant to in progress on its own once any task is scheduled, you move it to final walk for the inspection, and to rent-ready when every task is done. Reopening a task on a rent-ready unit moves it back to in progress.
